No Rezone: Keep the Green
Update(june 3, 2021)
We have good news!!! Our voices were heard, the developers, South City Partners, have formally withdrawn their rezoning application with the City of South Fulton!!! This means they will NOT move forward with pursuing the development on Enon and Vandiver roads. Refer to Councilwoman Carmalitha Gumbs' official letter for more details (click here to view the letter). Our work is not over. We will continue to organize so we can be proactive about land development in our community. Stay tuned for more details about the future. We appreciate you coming together to make our voices heard!!!

What is Happening?
A new zoning petition has been submitted by developers, South City Partners, to rezone land at the intersection of Enon and Vandiver Roads. South City Partners are requesting rezoning from Residential (R3) to Mixed-Use (Apartments, Townhouses, Senior Living Apartments and/or Commercial Buildings). Community sentiment has been vehemently against this type of rezoning and land use. Click here to view the plans South City Partners submitted to the City of South Fulton.
Why do we need to stop it?
Constructing a development of this magnitude, consisting of both residential and commercial properties, will have these negative impacts on our community:
Decrease our property values
Increase traffic causing more congestion and delays
Overcrowd our schools making it harder for teachers, students, and administrators
Reduce the amount of greenspace

When does the rezoning process begin?Once the applicant files the application, this begins the rezoning process. The applicant must place signage on the property proposed to be zoned. The applicant will have community outreach meetings to get a pulse of the community. They are required at this time to have at least 2 community meetings and they are to provide notices to homeowners within a quarter mile radius of the proposed site.

What happens after the applicant meets with the community and decides to proceed?After the applicant has met with the community and decided to proceed with the application, the application is presented to the Community Zoning Information Meeting (CZIM) board (appointed residents from each district) to discuss the project. This is another community meeting because residents can engage in the process along with the appointed to make any recommendations. The CZIM board has the authority to make recommendations to the developer. After the CZIM meeting, the applicant moves on to the Planning board (appointed residents from each district) to discuss the project. This is another community meeting where residents can express their concerns with the project. Planning board will make recommendations to the Planning Staff (city staff).

What happens onces the recommendations reach the city staff?Once it reaches the planning staff (city staff), the recommendations are compiled, the city staff determines if the project met all the requirements such as land use plan, etc. and will make a recommendation to council (approve or deny) but ultimately Council is the final voting body. Once it reaches council, the planning staff (city staff) will present. This will be a public hearing for the Community where residents can state if they are for or against the project. At that time, Council will decide whether to approve, deny, or defer with conditions.

What is the process for community members to engage at the zoning meetings?Community members can email their council members, the planning staff, and the city's clerk so the comments can be read into public record.

What happens at each city council sponsored meeting?June 7th at 6 pm Staff hosts a community zoning information meeting - Review of the project, residents can voice their concerns, or support or nonsupport of the project. June 15th at 6 pm Planning Commission (public hearing) - Review of the project, residents can voice their concerns, or support or nonsupport of the project. July 14th City council public hearing is held - If the project makes it this far, council will hear the recommendations of the planning staff (city staff) and will decide to approve, deny, or defer.

What is the role of community members at each meeting?To advocate for what they want and do not want to see regarding development in their community.

Which meeting will the final vote happen?The Council Meeting. At that time, the council can decide to approve with or without conditions, deny, or defer.
